NOTE: Please be aware that the HUD SAFMR (Small Area Fair Market Rent ) Guidelines are created to give program participants on the Montclair Housing Choice Voucher Program the best opportunity to find housing within the Township of Montclair. The maximum limits will not be applicable to all participants as many other factors such as participant income, affordability, budgetary concerns and rent reasonableness are taken into account. Additionally, rent increase requests are also given based on annual fluctuations in the HUD SAFMR, budgetary concerns, and rent reasonableness of similarly situated units. We would ask that you consider and be aware of all of the aforementioned factors when requesting rent amounts and rent increases.
